There is a no smoking policy for both The Owl's Roost and its surrounding property. No pets allowed. Thank you for your understanding.

If you wish to check for availability occurring in less than 24 hours, please call 937-736-0002. We check messages frequently if we are unable to answer the phone immediately.

The Owl’s Roost Terms & Conditions
In Order to make your stay as pleasant as possible, we request your co-operation in observing the following as an agreement between the Guest and The Owl’s Roost, LLP under which rooms are permitted to be used by the Guest(s).

Smoking
For the comfort and safety of all our guests, there is NO SMOKING in The Owl's Roost, LLP or anywhere on the grounds, including the deck. If smoking has occurred in any room or on the grounds, a minimum fee of $200 will be added to the guest’s bill.

Pets & Children
We are sorry, but we cannot accept pets on the premises at any time. 
Well-behaved children over the age of 6 need no approval. We are sorry, but we do not accept children under 6 years of age as we do not have safety gates or cribs.

Rates
Rates are $95/day, Sunday-Thursday, $120/day, Friday-Saturday, and major holidays, and are based opon double occupancy. $20 additional per each additional person, with maximum occupancy at 4 people. Two-day minimum stay for Friday/Saturday, May through October. Call for exceptions. All rates subject to change without notice.  Feel free to call us about long-term rates (30 days or more).

Check-in & Check-out
Check-in 4-6 p.m. For earlier or later check-in or luggage storage arrangements, please contact us prior to arrival for arrangements. Check-out is by 11 a.m. Please inform us if you wish to retain your room beyond this time. Extension will be given depending upon availability. If the room is available, normal room fees will be charged. On failure of the guest to vacate the room on expiry or period The Owl’s Roost,LLP shall have the right to remove the guest and his/her belongings from the room occupied by the Guest. Feel free to call us about long term rates (30 days or more).

Credit Cards
Credit Cards accepted  are Visa, MasterCard, Discover and American Express. We do not accept personal checks or cash.

Reservation/Cancellation Policy
To place a reservation, we ask that you call us at 937-736-0002, or contact owlsroost736@gmail.com.  NOTE: Requesting a reservation DOES NOT reserve The Owl's Roost, LLP.  After we receive your request, we will check our reservation book and then get in touch with you to CONFIRM the reservation.  No room is reserved until we send confirmation.

A deposit of 50% of the total is due upon booking. Deposits will be fully refunded (less a $20 administrative fee) if you must cancel or change your reservation with more than two weeks (14 days) prior to your arrival.  A cancellation with less than 14 days notice prior to arrival date results in forfeiture of the advance deposit unless The Owls Roost is re-booked, in which case you will receive the total deposit less the $20 administrative fee. (Refunds can take up to 4 weeks to process after notification; the deposit is credited to the last night of a confirmed stay.)

If the cancellation occurs within 72 hours of the arrival date or a no-show occurs, then the full amount of the reservation stay will be charged. No refunds will be issued. No exceptions. No refunds are authorized for early departures.

Items for Sale
It is understood that our Guests, their guests, or anyone for whom our Guests are responsible for, may fall absolutely in love with the art or other items in The Owl’s Roost, LLP. Most of the Art is by local artists. If you are interested in any of the artwork or a custom piece of woodwork, please speak with us about purchasing any of these items.

Items Provided For Your Comfort
Items are provided by The Owl's Roost, LLP for the comfort of our guests during their stay. If our Guests, their guests, or anyone for whom our Guests are responsible for choose to take these items with them, the credit card used to reserve The Owl's Roost, LLP will be charged the full value to replace the item(s).  Bathroom amenities such as hair and body care items that cannot be reused are included free of charge to our guests.

Safety & Security
Although our area is extremely safe, we ask that Guests take precautions just as they would at home, and lock the doors to The Owl’s Roost, LLP when going out and going to bed. The Owl’s Roost, LLP will not in any way whatsoever be responsible for any loss / or damage to the Guest's belongings or any other property from either the suite or any other part of the residence for any cause whatsoever including theft or pilferage.

Hazardous Materials & Prohibited Goods
Bringing goods or articles of a combustible or hazardous nature and / or prohibited goods and / or goods of objectionable nature is prohibited. The Guest shall be solely liable and responsible for any loss, damage or injury to The Owl’s Roost, LLP and residential property, invitees visitors, agents and servants for all loss financial or otherwise that may be caused by such articles or as a result of the Guests’, their guests or any person for whom they are responsible’s negligence and non-observance of any instructions.

Nothing herein above shall continue or be deemed to constitute, or create any tenancy or sub-tenancy, or any other right to interact in The Owl’s Roost, LLP premises or any part of portion thereof, in favour of any Guest or resident or visitor, and The Owl’s Roost, LLP shall always be deemed to be in full and absolute possession of the whole of the premises.

Observation of Local, State and Federal Law
Guest are requested to observe, abide by, confirm to and be bound by all applicable acts and laws and Government rules and regulations in force.THE MANAGEMENT RESERVES TO ITSELF THE RIGHT TO ADD TO, OR ALTER OR AMEND ANY OF THE ABOVE TERMS, CONDITIONS AND RULES.
